Here is the easy breakdown of each graph that you see in your Mortgage Coach report.
The Monthly Payment Difference area section overviews your monthly PITI savings for each prospective mortgage plan.
The Short Term Savings area (Purchase) area compares the total interest, MI, and closing costs for each scenario. Please note that this comparison does not include principal paid, tax or hazard insurance.
The Short Term Savings on a (Refi) area compares the total interest, MI, and closing costs for each scenario. Please note that this comparison does not include principal paid, tax or hazard insurance. In order to show a savings against the current mtg, the new scenarios must save enough interest and MI to break even on the closing costs first.
The Long Term graph has 3 different options you can show:
The Principal Paid metric details the total principal paid for each scenario over the time specified. This should be used to determine the equity for each scenario.
The TotalNet Worth metric details the Net Worth for each scenario over the time specified. The net worth is a combination of total equity and liquid assets at the time chosen.
The Total Int and MI metric details the total interest and MI for each scenario over the time specified. This section does not factor in principal paid, taxes or hazard insurance.
