Fee templates in MortgageCoach's Advice Engine help streamline your workflow by saving standard closing costs for quick application to future client presentations. There are two primary methods for setting up these templates, depending on whether you want to build them from your settings dashboard or save them on the fly from an active product scenario.
Method 1: Creating a Fee Template via Settings
This method is ideal when you want to establish your baseline templates (e.g., standard state-specific or lender costs) before diving into client files.
Step 1: Access the Fee Templates Menu
Log in to your MortgageCoach Advice Engine account.
Click Settings in the top navigation bar.
Select the Fee Templates tab from the left panel.
Step 2: Initialize a New Template
Click the New Template button.
Provide a Template Name (e.g., 30-Yr Purchase or Base Lender Costs) and select the applicable State.
Click Ok.
Step 3: Add and Customize Your Fees
Click Add Fee to create a new fee line item.
Select the specific fee from the Description dropdown menu.

Edit the following columns as needed for each fee:
Paid By (Borrower, Seller, Lender, etc.)
APR (check if the fee impacts the APR)
PPE (Prepaid Escrow)
Repeat this process until all standard costs are included. Your template is now saved and ready to be applied from the closing costs section of any presentation.
💡 Tip: To delete an entire template, hover to the right of its name in the menu and click the X button. To delete an individual fee line item, hover to the right of the fee's Description field and click the X button.
Method 2: Creating a Fee Template from an Active Scenario ("Save As")
If you are already working inside a presentation and have itemized a unique set of fees that you want to reuse later, you can save them directly as a new template without leaving the file.
Step 1: Open Closing Cost Details
Open any existing client file or create a New Presentation.
Advance to the Product section and select the product scenario you want to work on.
Click on the Closing Cost Detail button.
Step 2: Itemize Your Fees
Manually add and adjust all relevant line-item fees within this product scenario to perfectly reflect the closing costs.
Ensure the breakdown (Paid By, APR, and distribution) is exactly how you want it saved.
Step 3: Save as a New Template
Once all fees are properly set up, scroll to the bottom of the closing costs section.
Click the Save As button.
Name your new template when prompted.
🔄 Pro-Tip for Creating Multiples: You can repeat this process as many times as you need from the exact same scenario or other products in previous presentations you've set up. Simply make minor edits to the itemized fees for a new variation and click Save As again to generate multiple distinct templates efficiently.
