There are a number of fees in the Advice Engine that have special logic tied to them so that:
1) A positive dollar figure will result in a reduction to the cash to close
2) Only a lender, seller, or broker can be selected as the person who pays the fee
These fees are:
Contribution
Credit for Rate Chosen
Relocation Funds
Employer Assisted Housing
Lease Purchase Fund
Sweat Equity
Down Payment Assistance
When using one of these fees to say show a contribution of $2000 that should offset the other closing costs, enter the amount of the contribution as a positive dollar amount. Then select who the contribution comes from. Then select whether it should be applied to the APR costs or the Non-APR costs. If it exceeds the closing costs, the contribution will reduce the cash to close accordingly and you will see negative closing costs shown on the presentation.
